Caledonia Group with over 5,000 properties in management is one of Scotland’s leading providers of high quality affordable homes, we also provide services to a further 1,500 owners. Caledonia was formed in 2011 and we now operate across 8 local authority areas, from the Highlands, Tayside, Perthshire through to Dunbartonshire. There are three RSL’s in the Group, Caledonia as the parent organisation and Cordale and Bellsmyre are the two subsidiaries who joined in 2014 and 2016 respectively. Our growth since 2011 has been rapid not only have two partner RSLs joined us but we have also been involved in mergers with other RSL’s.

We are committed to providing ‘Homes and services that make life better’. This will be achieved by ensuring that the Group continues to be well managed, financially strong and agile to provide good outcomes for our tenants and other customers.

Our business plan is focussed on three key strategic objectives.

Achieving Excellence: which is centred on our ambitious plans to transform customer service via our Customer 1^st programme. Support our staff to modernise working practices to achieve a flexible and agile approach. Develop strong customer insight and intelligence to determine who our customers are and their needs and preferences to shape our service. Invest in technology to offer an Omni-channel approach for our customers and automate our processes. Structure our business and service to provide an effortless experience for the customer.
Building Success: provide 1000 new homes in 5 years and aim towards achieving ‘zero energy’ standard for our properties.
Creating Innovation: deliver sustainable services beyond our core landlord services

Customers are at the heart of everything that we do and we have embedded a robust framework across the group to ensure that customers’ views and feedback are rooted in our plans, but we also recognise that strong governance, delivering value for money and quality services are vitally important to achieve good outcomes for our customers. Caledonia Group is financially solid, our financial management systems and activities are critical to ensuring that we can achieve our strategic and operational aims. We are proud that our customers recognise that we offer value for money with very high levels of satisfaction in this area. We are also proud that over the past 7 years we have consistently been able to contain rent increases below the average but continue to invest in our homes and new homes which is important to us.

We are also passionate about delivering on our promises. Through our recent partnerships and mergers we have demonstrated this and in doing so have established a strong reputation within communities and with our key stakeholders. Caledonia has twice won ‘Housing Association of the Year’ in our short history and achieved Committed to Excellence. One of our subsidiaries has also won ‘Housing Association of the Year’ and a local business of the year award.
