About us
Incommunities Group is one of the largest social housing providers in the UK. The Group was formed as BCHT (Bradford Community Housing Trust) following the transfer of housing stock from Bradford Council in February 2003.
We have around 21,300 rented and 1,000 leasehold properties, a workforce of approximately 1,100 people, an estimated 50,000 customers, a Group turnover of close to £100m per year and balance sheet assets of over £420m.
When we formed in 2003 we laid strong foundations and established ourselves as a major player in the regeneration of the Bradford District. Subsequently, with the merger with Huddersfield based Sadeh Lok in 2015, our focus has expanded beyond our roots in Bradford to the wider Leeds City and West Yorkshire region.
We have undergone significant change and become a multi- award winning business recognised locally, regionally and nationally. We have extended, modernised and rebranded our business and taken on new opportunities. Our strategy Pathway to 2025 has been reviewed and will be replaced by Improving Lives 2040 which pushes out our ambitions much further into the future.
Our successful bond issue in March 2019 raised £200m with £50m on the ISM Eurobond market enabling us to refinance a substantial amount of bank debt reducing the cost of borrowing significantly and increasing the average maturity of debt substantially.
This outcome was part of Building Financial Strength a key theme of our Improving Lives 2040 strategy; providing access long term financing to enable investment to continue in existing stock and new development over a sustained period.
Our Operating Environment
The last few years have seen many changes in the housing sector and we have developed our Improving Lives corporate strategy in the context of an environment of significant and faster paced change.
Austerity and changes to the Welfare Benefits system and the 2015 1% rent cut increased Incommunities’ focus on efficiency and Value For Money. Increasing value for money through operational improvements and targeted investment in new housing development is aimed at strengthening financial performance and giving Incommunities the resources to grow and prosper into the future.
