About Springfield Properties PLC

Springfield was established in 1956, turned to house building during the 1990s and has been profitable through 60 years of trading.

When the first official Springfield office opened in Elgin in 1996 the company had already completed 124 homes in the area. Springfield has since built over 5,000 homes. The company expanded into Central Scotland in 2010 and in 2011 took on Redrow’s Scottish business in a £49m deal. 2017 saw the company float on the Alternative Investment Market, AIM, and raise £25m to support its next growth stage.

The company now employs over 520 people. It operates from two offices, Elgin and Larbert, 20 private sites and 12 affordable sites across Scotland. Springfield builds predominantly family homes for the private and affordable markets.

The company is customer focused. Private homes recognise the individuality of each customer with an exceptional level of choice making each home different. Our recently launched online Choices Selector fully communicates the scale of what we offer. Customers explore extensive combinations in every room. These appear on screen with realistic 3D images changing with every choice made, illustrating more clearly than ever how their new home could look.

Affordable contracts deliver much needed high quality affordable housing for registered social landlords and local authorities.

Steady growth has seen turnover rise to £110m in 2016/17 from £5.8m in 2000.

Vision and Key Strategic goals

As part of a long-term strategic plan Springfield is expanding into standalone new villages. Our village approach applies our existing ethos on a much larger scale. We already build customers great homes with everything they need included; now we want to build these homes in developments with everything needed for a community to grow and thrive – restaurants, shops, schools, health facilities, community areas and open spaces. All this, together with great connectivity to the wider community, makes these vibrant and vital places to live.

Construction is currently underway on villages in Dundee (1,500 homes) and Perth (3,000 homes) with similar plans progressing in Elgin (2,500 homes) and Stirling (3,000 homes). These will provide up to 30 years of work for local economies.

Under the banner of Springfield Partnerships, Springfield Properties has delivered around 2,000 affordable homes in the last 16 years. In 2016 the Scottish Government pledged to increase affordable housing with an additional 50,000 new homes by 2021 as part of a £3 billion investment. We plan to deliver 1,500 homes over the next three years doubling turnover in our affordable housing business. This puts us on track to becoming one of the leading design and build suppliers of affordable housing in Scotland.

The Team

Springfield has a number of highly experienced, in-house disciplines. These include land, planning and legal teams. These are invaluable in securing land and steering it through planning approval. We have in-house architects and engineers and even our marketing is handled in-house. At any one time the in-house teams can be generating masterplans for thousands of homes, large detailed planning applications for hundreds of homes or smaller applications for tens of homes. Our engineers liaise directly with local authorities, key agencies and consultants including roads, water and environmental departments. We are well equipped to get the job done and take land from initial investigations through planning and purchase to construction in impressively short timeframes.

Springfield currently employs over 520 staff and supports a further 1,500 households with work every day. It is important to us that we employ the right people who share our customer-focused values.

We look after our staff too. Job descriptions are avoided so employees aren’t limited in how they can contribute. We give employees control over how they do their jobs and encourage people to take action.

Employee retention is good and turnover is relatively low. 10 of the 14 original Springfield employees are still with the company today. Eight in promoted positions. 68% of employees opted into our Share Save scheme when the company floated in October 2017. 43% more than the industry average. Springfield staff are given opportunities to progress by promoting from within. And we are growing our workforce from the grassroots level. 23% of our employees are in apprenticeships or further education and training.

Reputation

Springfield has built an excellent reputation in the private and affordable housing markets with private customers, registered social landlords, local authorities, landowners and consultants. Winning many awards, the company has been named Scottish Housebuilder of the Year three times in recent years.
