Temporary Property Services Manager

We are seeking an experienced property professional who loves caring for buildings that are lived in and used by people.  

This is a new 12 month temporary post to lead the delivery of a new repairs contract, manage the investment programmes for our tenants' homes and our large community centre, head up all procurement and manage a small team of property staff.  The post is expected to become permanent when the staff structure is finalised with our new Group Chief Executive so this is an opportunity to try us out before applying for a permanent role.

The Ferguslie Group consists of Ferguslie Park Housing Association Ltd and The New Tannahill Centre Ltd, both charities and social enterprises working for the people of Ferguslie Park in Paisley.  The Group's property responsibilities include 800 low rise homes plus The Tannahill Centre which contains large public areas and grounds, a café and 7 premises leased to a mix of public and commercial tenants. 

This is an interesting, wide ranging portfolio of duties for a hands-on leader.  The new repairs contract for our tenants homes provides evening and weekend appointments, requires a software interface with the contractor and new procedures for the contractor and our staff.  We have several kitchen, bathroom, window, door and boiler replacement contracts in progress.  We are re-procuring all our contracts; property and others.   New leases and obligations are being negotiated with our Tannahill Centre tenants and we have challenges in funding the investment programme needed for the public areas.

Our properties all meet the Scottish Housing Quality Standard, are traditionally built and low rise.  Over 90% of our homes have been constructed since 1990 and are mainly terraced with a few tenement flats.  We do not face any challenges in meeting the new energy efficiency standards by 2020 and we can afford the investment we want to make in tenants homes.  We have reviewed and re-planned property maintenance during the last two years.  This is an opportunity to please tenants by kick starting and sustaining improvements which had stalled in recent years.

The right person will have property and procurement knowledge and skills but equally importantly will want to keep improving life for the people whose homes and businesses we care for.  All our people are working to realise the full potential of Ferguslie Park.
